Nilai Industrial Areas: Sectors and Existing Companies

Nilai's industrial economy spans several estates. This guide separates their addresses and explains what selected manufacturers actually do there.

Nilai's industrial economy is spread across several neighbouring estates. An address in Nilai Industrial Estate, Nilai 1, Nilai 3 or Arab-Malaysian Industrial Park should therefore be recorded precisely when identifying a business. Axis-REIT's Nilai property profile distinguishes these areas within the wider Nilai industrial cluster, alongside Nilai Utama and Nilai Inland Port.

The companies below show a varied manufacturing base: construction materials, moulded plastics, pharmaceuticals, home textiles and industrial process equipment. Each example has evidence of a facility, rather than simply an announcement of future investment.

Construction materials and plastics

Sika Kimia identifies its production plant at Lot 689, Nilai Industrial Estate. Sika's company profile traces full Malaysian operations to the completion of the Nilai plant in 1991 and describes products serving construction and industrial applications. This places Nilai within the supply chain for materials used in buildings and infrastructure.

Ralco adds a different manufacturing activity. Its company profile identifies a Nilai factory at Lot 1476, Jalan Lengkok Emas 1, and describes plastic blow moulding, injection moulding and rotational moulding. It also offers custom moulding and printing capabilities. These activities support the description of Nilai as a mixed production area rather than a single-sector estate.

Pharmaceuticals and home textiles

Royce Pharma Manufacturing lists its head office and factory at PT 1663, Nilai Industrial Estate. Its stated activities include pharmaceutical development, manufacturing and contract-manufacturing support. The explicit factory designation matters: a company's correspondence address alone would be weaker evidence of industrial operations.

In Arab-Malaysian Industrial Park, the Yoong Onn group identifies Sleep Focus as its design and manufacturing arm, producing home linen and bedding-related products. The group's head office and factory address is PT 16690–16692, Jalan Permata 2. This location belongs under Arab-Malaysian Industrial Park in a company directory, even where the wider vicinity is loosely described as Nilai 3.

Process equipment in Nilai 1

Emerson Process Management Manufacturing is another established industrial example. Emerson's manufacturing-scope document identifies process-control equipment manufacturing at its Nilai site. Axis-REIT separately names the company as the major tenant of its Nilai 1 factory-and-warehouse property at Lots 13111 and 13112, Mukim Labu.

Emerson is the only example here for which the reviewed landlord source explicitly supports the term “tenant”. For the other businesses, “operator” or “company with a factory” is more accurate because the evidence does not establish whether they rent or own their premises.

Reading the cluster correctly

For supplier research, the useful starting point is the combination of company, activity and exact estate. A plastics manufacturer, pharmaceutical factory and textile producer can share a Nilai address while serving very different customers and production requirements.

This list is representative rather than exhaustive, based on public sources reviewed on 21 October 2026. It does not establish vacant premises, current production volumes or suitability for a proposed operation. Nilai 3's distinctive combination of factories and wholesale businesses is covered separately.

Sources and scope

Selective public-source overview, reviewed on 21 October 2026; not an exhaustive tenancy register, vacancy schedule or professional certification. Operators are not assumed to be tenants. Retain dated operating-status and planned-project qualifications, and verify any material change before relying on this guide.
